The proposal is for a two-storey building comprising 138 square metres of B2 industrial space on the ground floor and 72 square metres of B1A office space on the first floor. This mixed-use approach to developing the site appeals to a wide range of potential occupiers, providing good local employment opportunities.
The new unit building has been sited towards the northern end of the site, to maximise the available space for car parking and vehicular turning, for refuse and delivery vehicles onto the site.
Six car parking spaces are to be provided including a disabled parking bay, plus a covered cycle area for employees. There is on road parking available within Dominion Way.
The building has been set back from Dominion Way to introduce a low landscaping bed, to improve and encourage the ecology in this area. The existing vegetation located within the drainage ditch is to be tided and hard pruned to improve the visual amenity.
The building orientation has been considered with an east / west axis to take advantage of the solar gain and for north facing rooflights to provide good levels of daylighting into the unit.
The internal Layout is configured to provide a reception area with circulation stair located directly adjacent to the reception, leading up to a first floor area. The ground floor layout will be divided to provide both a single and double height workshop area with large loading doors, 4 x 4.7m, and a 5.7m internal clear height. A dedicated staff area, storage and sanitary provisions are provided.
The first floor mezzanine offers an office space with a separate sanitary area.
