The existing dilapidated property is a detached bungalow built circa 1930’s with rendered walls and pitched roofs and is of no architectural merit. To the south there is a swimming pool, pool plant room, summer house and landscaped garden.
A new 2.5 storey dwelling has been designed for this secluded site, respecting the building line of the adjacent properties to create coherent frontage when viewed from the coast.
The overall design objective is to create a family house which is aesthetically sympathetic to its beach location, taking advantage of the views towards the sea and the micro-climate of the location. The traditional coastal design echoes many of the older and newer properties in the neighbourhood and complements its neighbours.
The building has been designed with high levels of insulation; photovoltaics panels; air source heat pump and passively solar efficient design will contribute to energy efficiency credentials. Consideration has been given to solar gain – a passively solar efficient design has the greatest area of glazing on the southern aspect. Large overhangs to the roofs will control high level direct sunlight.
