To the rear of the property was a lean-to conservatory at a different floor level with dwarf masonry timber windows and polycarbonate roof that was in poor condition.
The overall design objective was to enhance the character of the property in keeping with its original design and to improve the quality of the accommodation. Our clients wished to create an open plan fluid living arrangement with views towards the mature rear garden and upgrade the property.
Works include:
- Removal of an existing conservatory and replacing with a new garden room extension with level access arrangement
- New “skeletal” internal staircase to maximise the light within the hallway
- Replacement and upgrading of windows and doors to improve the thermal performance of the property
- Introduction of rooflights within the lounge to provide additional natural light
- New hot water & underfloor heating system to reduce energy use
- New kitchen and bathroom
- Existing roof tiles replaced with new; increased levels of insulation to conserve energy and reduce running costs
- Selected use of natural materials externally and internally
